Foliage is over, and the construction begins

38 days in a row, no time off. ok, i took a half day twice. that means i worked 6-noon, and took off early afternoon. I was pooped. So yesterday i went home (after working 6-noon) and took a nap.

Foliage is officially over. Heck, the whole season is over. Usually this is quiet time where we do nothing but recover. Not this year.

at 7:30 on the dot, a convoy of ARC mechanical contractor trucks appeared (all six of them), ready to demolish our circa 1880 boiler and heat system. You know. The one in the main inn that sweltered folks in the middle rooms, froze folks in the ends, clanked all night long, and cost two fortunes to operate? The one that got a hole the size of a dumptruck in its boiler last february. The one that made the whole building shudder every time it turned on? The one that we had to fill with water at one time every two hours? The single zone, gravity fed steam system designed in 1880?

I get to take a sledgehammer to it today!!!! You cannot know how satisfying that is. All the staff are lining up to take their turns getting revenge on the fire breathing dragon as well.

we are replacing it with two super high efficiency propane boilers, and a 43 zone (!!!!) hot water baseboard system. Guests get to control the zones from their rooms, and I get to control the zones from my office.

Even better, we were awarded a USRDA grant for 25% of this project for energy efficiency upgrades. and i'm hoping we'll qualify for a DSIRE tax break as well.

Anyway, we're excited. its all good. Next will be the solar hot water system (already approved, designed, and funded!)
